If your property already has cavity insulation installed and you are now experiencing condensation and/or damp problems due to the installation, it's time to get a cavity wall insulation survey. We are trained by the Property Care Association (PCA) in damp and timber surveyors, so we are very well placed to advise on condensation, damp and mould issues caused by cavity wall installations. Our RICS-accredited Chartered Surveyors review and sign-off every cavity wall insulation survey report.
Our inspection considers the external and internal elevations of the property looking at its location, orientation, general maintenance, overall condition, and the type of construction. Once we are satisfied that the damp issues can be attributed to the cavity wall insulation, we can progress to the next stage of exploration. Small holes need to be drilled into the external walls of the property, starting in localised suspected problem areas, then a video borescope can be inserted into the cavity. This enables us to confirm the presence, type, and condition, then sample the cavity wall insulation to clarify if it contains moisture.
All drill holes will be made good after the inspection is completed.
The videos and photos taken will go into compilation of the report provide proof of our findings to our customers.
When are properties unsuitable for cavity wall insulation?
Does my property require the cavity wall insulation removing?
We regularly inspect properties that are unsuitable for cavity wall insulation but have still had it installed, and as a result, condensation, damp and mould issues have occurred.
Examples of properties that are unsuitable for wall insulation include:
What are the main causes of problems?
Any gap in the insulation allows heat to escape and damp to penetrate the property. If the insulation gets wet it will act as a sponge, drawing water across and holding it against your walls. The insulation can prevent adequate ventilation and cause damage to, for example, a steel frame, suspended wooden floors and wall ties. If you are experiencing these types of problems and the insulation is to blame, the wall insulation will need to be removed.
Our Cavity Wall Surveyors can work on private and public sector buildings across Manchester, Cheshire and the North West of England.
